The business has been closed since March 2020 due to Covid-19 and the pub remains closed with the business only open for B&B guests and take-aways.

NB. Important. Prospective purchasers wishing to continue to operate the public house should ensure that they gain the APLH Qualification in readiness for their intended operation of the Public House.

GENERAL REMARKS

The property and business is being offered for sale freehold (although we have not had sight of the title deeds). Alternatively, if the freehold owners are not able to sell the freehold, they would consider granting a 10 year non-renewable lease to suitably experienced applicants of good financial status. The premium/asking price for the lease would be £85,000 with an annual initial rental of £40,000 exclusive and this would be subject to rent reviews linked to annual RPI inflation.. In this scenario the lease would be fully tied to draught beer products and would be fully insuring and repairing by the lessees (ie the lessees would be responsible for all building maintenance issues). There would also be a rent deposit bond payable equivalent to 3 month’s rent and rent would be payable quarterly in advance.
